The coastal corridor west of Marbella
The New Golden Mile is the twenty-kilometre coastal corridor along the N-340/A-7 between San Pedro de Alcántara (with Guadalmina at the eastern boundary) and the eastern edge of Estepona town to the west. The area split is structural: a beachfront strip favoured by Northern European buyers, with hillside urbanisations climbing behind. A pedestrian promenade — part of the Senda Litoral coastal walk — now runs along the seafront for most of the length. No tall buildings stand near the coast; the entire strip is deliberately low-density.
Anchor hotels read like a five-star roll call. Kempinski Hotel Bahía sits at the western end. Anantara Villa Padierna Palace is a Leading Hotel of the World, set inside Los Flamingos Golf (par 71, eighteen holes). Ikos Andalusia is the all-inclusive five-star adjacent — €180M build, opened 2021. Healthouse Las Dunas is the dedicated five-star health resort. Beach clubs: Laguna Beach is rebuilding under a Pachá Group operation (3,000 m², two floors, hotel + restaurant + infinity pool + beach club); Club del Mar Villa Padierna serves caviar and paella; Beso Beach carries Mediterranean/Basque kitchens with sister venues in Mallorca and Ibiza; Trocadero Estepona anchors the strip's mid-section. Other dining: Barbillón, Isola (with Dubai/Milan flagships), Kalma & Kaos, Tikitano.
The off-plan thesis is the entire pitch. Named developments include Emare (built right on the sea next to the Paseo), La Alquería (Lamborghini Development) — a Lamborghini-branded automotive co-build — The View (concierge, dry cleaning, transport, private chef, 24-hour security), Atta Villas, Ayana Estepona and Nineteen41. Roughly nineteen named sub-areas thread along the strip: Bel Air, Benamara, Cancelada, Costalita, El Campanario, El Padrón, El Pilar, El Presidente, Las Dunas Park, Los Granados del Mar/Playa, Mar Azul, Menara Beach, Park Beach, Riviera Andaluza, Torre Bermeja, Alcazaba Beach, Cabo Bermejo, Atalaya and Los Flamingos. Schools: Atalaya International (GCSE, IB, Bachillerato); The International School Estepona; Mayfair International Academy (British, Cambridge); Atlas American School; Colegio San José (bilingual IB).
Sport infrastructure is unusual for a coastal strip. Villa Padierna Racquet Club holds the world's first padel court (fifteen padel courts plus two tennis). Bel Air Tennis & Padel runs six hard, four clay and four glass-walled courts; RozaRossa Tennis Club has nine; La Resina Golf is a par-three nine-hole pine-forest course; Helicopteros Sanitarios runs private medevac across the area. Distances from the corridor's middle: the original Marbella Golden Mile nineteen kilometres east, Puerto Banús fifteen, Marbella Old Town twenty, San Pedro eleven, Málaga airport forty-five minutes, Gibraltar fifty. Same Mediterranean as Marbella's Golden Mile, materially less per metre, abundant developable land — and a building rhythm that's still adding inventory through 2026.
Twenty kilometres of coast, the world's first padel court, a Kempinski + Anantara + Ikos five-star spine, and the highest density of off-plan inventory on the Costa del Sol — same Mediterranean, materially less per metre.

Northern European buyers — Scandinavians, Dutch, Belgians, Germans — drove the original New Golden Mile shape. The current wave is brand-residence-led: Lamborghini, Bentley Home, Versace Home all selling on the strip. Same Mediterranean as the original Golden Mile, materially less per metre, abundant developable land — and a building rhythm that's still adding inventory through 2026.
Kempinski + Anantara + Ikos + Healthouse. No tall buildings near the coast, by design — the Senda Litoral runs the seafront, no cars at the beach edge. The trade is the lowest-density coastal strip on the Costa del Sol with the highest 5★ resort density.
Villa Padierna Racquet Club holds the world's first padel court (15 padel + 2 tennis). Bel Air, RozaRossa and the Anantara facilities give the strip an unusual sport-club density. Plus 14+ golf courses inside 30 minutes — the New Golden Mile is the densest racquet + golf cluster on the western coast.
Two micro-locations a kilometre apart can differ by a million euros. Here are the closest comparable addresses with their average price per m² alongside this one's.
