Legal advice
Ongoing counsel beyond the purchase itself — residency questions, tax structuring, inheritance planning, rental licensing. Independent lawyers we trust, briefed by us, working only for you.

From a new kitchen to a full reform. We introduce the architects and builders we use ourselves, review the quotes with you, and keep the project honest while you're abroad.
Maintenance
Pools, gardens, climate systems, storm checks before you fly in. One trusted maintenance team, one monthly report, a home that's ready the moment you arrive.

A short discovery call
We listen first. Twenty minutes is usually enough to understand whether we're the right team for what you're looking for. No pitch, no proposal afterwards.
A written area + property brief
Within a week we send a tailored shortlist — typically 6–10 properties across two areas, with our notes on each. You read it cold and tell us what to keep, what to drop, what to dig deeper on.
Viewings, legal review, negotiation
Three days on the coast usually does it. We accompany every viewing, brief your lawyer, and run the negotiation. You get a decision-ready file before any reservation deposit.
Closing and beyond
From signed contract to keys in hand, the average is 8–10 weeks. We coordinate every step. Then we hand you a folder of vetted local trades for the years that follow.
