El Madroñal

El Madroñal is roughly one hundred and fifty villas dropped into a forested ridge above the Guadaiza valley at four hundred metres elevation, named after the strawberry tree (madroño, Arbutus unedo) that grows wild on the slopes. The estate covers somewhere between two hundred and two hundred and forty hectares depending on whether you count buildable footprint or the broader forested envelope. It was originally developed in the early 1960s by the Parladé family as a hunting estate, then sold to the Roussel pharmaceutical family, and in the 1980s acquired by Saudi multimillionaire Adnan Khashoggi — whose 1,500-hectare super-estate was subdivided in the 1990s into the three addresses now known as El Madroñal, La Reserva de Alcuzcuz, and La Zagaleta (which Khashoggi called La Baraka).

The character here is botanical before architectural. Olive, cork (Quercus suber) and pine cover the ridge, with strawberry tree and holm oak interspersed. Plot rules force low density: a 2,600 m² minimum (relaxed from the original 5,000 m² floor). Six numbered entrances run along the A-397 Ronda road, each historically staffed twenty-four hours with security and surveillance — only Gates 2 and 3 are currently operational. The single communal facility is the El Madroñal Country Club: five tennis courts, swimming pool, clubhouse with restaurant and bar, parking for around a hundred cars. There is no internal golf course, no helipad, no resort spine — just forest and gates.

Adjacent neighbours stack the privacy. La Zagaleta sits directly across the road; La Reserva de Alcuzcuz is wedged between; La Heredia (the Andalusian-pueblo-style hamlet) lies to the east; Marbella Club Golf Resort runs the next ridge over. Architects working inside the estate include AMES Arquitectos as the lead firm (Villa Mio is one of theirs) alongside ARK Architects and a small group of contemporary practices building white-volume modern homes next to traditional Andalusian estates with courtyards. Cultural footnote worth keeping: El Cortijo recording studio, where Björk composed So Broken in 1997 — with Mariah Carey, Cher, Roxette and The Cardigans cutting other albums there. El Cortijo unveiled in early 2008 as Miloco's first residential studio, set inside a seven-bedroom Andalusian villa, and closed in 2013.

Entry pricing in Madroñal sits around €1.5M today, with larger estates above €5M; recent new-build resales have crossed €11M, and plots trade near €210 / m². San Pedro de Alcántara is five kilometres away — ten minutes by road. Puerto Banús is around ten minutes; Marbella fifteen; Málaga airport forty-five; Ronda forty-five; Gibraltar about an hour. The pitch versus La Zagaleta is consistent: same cork-oak silence, similar gated infrastructure, materially lower entry, but a club-and-tennis culture rather than the full country-estate offer.
